Redhawk seeks apartment communities built prior to 2000.  Targeting apartments that are in need of rehabilitation or are mismanaged creates opportunity.  Through improving the physical property and/or operations, we can ultimately increase rents, reduce expenses and drive value for our investors.  

Underwriting Criteria

We only buy properties that cash flow from day one.  We cater to the yield seeking investor looking for consistent and stable income.  But we don't mind some upside potential.  That's why we look for assets that are in need of work and have rents lower than other local apartment units.  We go into the project knowing we can raise rents though updating the community, making them slightly nicer and pricing them slightly lower than the competition.  The increase in operating income makes the property worth more should we choose to sell.

By providing income with the opportunity for appreciation, we can make money in any part of the market cycle.  If multifamily softens, we've budgeted ample reserves.  We simply hold the property with our historically low interest rate and collect income.

By identifying assets in need of repair, we have the opportunity to change the neighborhoods we work in.  Providing quality workforce housing and changing the lives of our residents is part of our mission.
